Title Work
Our experienced team has assisted in working with title companies and individual clients to provide title opinions, purchase contracts as well as advice in working through clouds in title in both Nebraska and Iowa. We also offer assistance in drafting even simple deeds and other documents necessary to effectuate real estate transfers for family members and businesses where needed to help clients keep their costs low through whatever real estate closing they may need to effectuate.
HOA’s
We have represented and advised HOA boards through the litigation and transactional needs of their HOA. Whether that involves designing, restructuring or enforcing covenants and by-laws, our team has the experience to help. We have helped clients obtain and collect on judgments when necessary for their HOA, but we have also helped them design and effectuate strategies for mitigating the need to pursue such avenues as well.

Commercial Lease Disputes
We have successfully effectuated lease terminations through both amicable and hostile situations. We have also worked through commercial lease disputes where the parties each desired and achieved the goal of repairing the issue(s) they faced and ended up ratifying new and/or amended lease agreements thereafter.
Seller-Financing
We have successfully helped both buyers and sellers through seller-financing deals in both Iowa and Nebraska (i.e. Deed of Trust, Promissory Notes, and Land-Sale Contracts). We have also helped clients remove clouds in title caused following events of default thereunder.
Land Disputes
We have represented clients through land disputes including: boundary line issues, riparian rights (accretion and avulsion) disputes, easement and/or access issues, isolated land applications, farm-sale disputes arising from trusts and/or corporate-owned farmland and adverse possession fights.
Construction Law
Construction law: Our construction clients include several different trades, subcontractors and general contractors operating in both residential and commercial construction. We have drafted contracts tailored for our clients’ respective portion of the industry, have advised and helped clients file construction/mechanic’s liens, and have represented clients in large commercial and residential construction loss claims.
